The lakes

  • Rough River Lake covers about 5,100 acres in Grayson, Breckinridge and Hardin Counties. The U.S. Army Corps of Engineers puts its dam about 20 miles from Leitchfield.² The Corps keeps the lake lower in fall and winter ("winter pool"), so look at lake property in more than one season.

  • Nolin River Lake is about 5,795 acres in Edmonson, Grayson and Hart Counties.³

  • Shoreline rules: the Corps manages shoreline use through permits under each lake's Shoreline Management Plan. Don't assume a dock or path to the water is allowed. Ask us to check, or call the Rough River project office at (270) 257-2061.

Prices: what we can and can't tell you here

The Census Bureau's survey estimate of the median value of owner-occupied homes in Grayson County is $164,600 (ACS 2020–2024).¹ That's a five-year survey of what owners said their homes were worth. It's not a current sale price. Lake-area and acreage properties can differ a lot from in-town homes. See the live market trends at the bottom of this page and ask us for recent comparable sales.

Buying in Grayson County: questions to ask

  • Public water and sewer, or well and septic? Many rural homes use a well and septic system. Get the records and inspections.

  • For land: what are the county's zoning and building rules?

  • For lake property: who owns the shoreline, and is a Corps permit in place?

  • For a second home or rental: are there local or association rules?

  • Is the parcel in a FEMA flood zone?

  • Get pre-approved first with our preferred lender, Andy Shelby of Go Rascal.
