Anchorage is a small, leafy city in eastern Jefferson County, about 15 miles east of downtown Louisville. It's a separate city with its own government, police department and school district, even though Louisville Metro surrounds it on every side. Anchorage was incorporated in 1878. Its winding roads, stone bridges and triangle-shaped intersections follow a 1914 plan by the Olmsted firm, and much of the town is part of the Anchorage Historic District on the National Register of Historic Places. About 2,500 people lived here at the 2020 census. This page has the latest Anchorage homes for sale and a short guide to living here.

Anchorage at a glance
- City limits vs. ZIP code. Anchorage uses ZIP 40223, but so do nearby parts of Louisville and Middletown. An "Anchorage" mailing address doesn't always mean a home is inside the city, so check the exact address.
- Character. A historic town of tree-lined, winding streets laid out by the Olmsted firm in 1914, with the Anchorage Historic District listed on the National Register in 1982. The 2020–2024 American Community Survey counts about 896 housing units, so homes for sale inside the city are limited.
- Neighbors. Middletown borders Anchorage to the south. Louisville's East End neighborhoods, Lyndon and Prospect are close by. See our Middletown, Prospect and Louisville pages.
- City services. Anchorage has its own police department and is served by Anchorage Middletown Fire & EMS. City Hall is at 1306 Evergreen Road, (502) 245-4654.
Parks, trails and getting around
The city's website describes Anchorage's tree-shaded parks, horse paths and walking trails. The Anchorage Trail, a loop next to Willow Lake near Evergreen and Station Roads, is privately owned but open to the public, with parking off Station Road. It's also listed as an eBird birding hotspot. Check current conditions before you go. E.P. "Tom" Sawyer State Park, a Kentucky state park at 3000 Freys Hill Road, is just northwest of town.
The Gene Snyder Freeway (I-265) runs along the north and east side of Anchorage, with interchanges at Old Henry Road and KY 146, and I-64 and I-71 are a short drive away. The Census Bureau's 2020–2024 American Community Survey estimates the mean commute for Anchorage workers at 21.5 minutes (±4.3).¹ Drive your own route at rush hour before you make an offer.
Schools
Anchorage has its own public school district, the Anchorage Independent School District, which runs one school for grades K–8. The district has no high school. Anchorage students have been able to attend a Jefferson County Public Schools (JCPS) or Oldham County Schools high school, with the district covering tuition. A very small part of the city is zoned to JCPS for all grades. Rules and boundaries can change, so confirm school assignment and high school options for the exact address with the district before you make an offer.
Prices: what we can and can't tell you here
The Census Bureau's survey estimate of the median value of owner-occupied homes in Anchorage is $854,200 (±$49,920) (ACS 2020–2024).¹ That's what owners said their homes were worth, averaged over five years. For a city this small the margin of error is wide, and it isn't today's sale price. The market trends panel at the bottom of this page pulls current figures, and we'll send you a comparison of recent nearby sales for any home you're considering.
Buying in Anchorage: questions to ask
- Is the home inside the Anchorage city limits, or just in the 40223 ZIP code? That affects city services, taxes and schools.
- What are the property taxes? Anchorage has its own school district tax. In September 2026 the Anchorage Independent Board of Education adopted a 2026 real estate rate of 99.6 cents per $100 of assessed value.² Ask for the current total bill on the specific home.
- Is the home in the Anchorage Historic District, and are there rules on exterior changes? Ask the city before you plan renovations.
- Which school serves this exact address, and what are the high school options?
- Are you pre-approved? Talk to our preferred lender, Andy Shelby of Go Rascal, before you start touring homes.
